Need Personal Finance Planner Advice?

I'm 29 yrs old woman. No family no kids. I make 48K a yr. I take home 2,650 a month after 400 to simple IRA each month. I've 10K car debt only. My fico is 745. I can afford to buy a townhouse with $1,200 per month includes tax and insurance. ( I beleive i can get 15 yrs fix rated with around $850 per month) I've 10K cash down now.

My problem is this area called Inland empire and it's hard to find new job. This is my big risk that i concern. If i loose a job - i may end up driving 45-50 miles to a new job in Orang County. To rent cost me $1000-$1100 every month.... same time... I don't want to throw rent out of window while I can afford a 2006 nice townhouse in the area.

I 'm with this company 3 yrs job secured! - - Do you think I should buy or rent ? and why? thank you

For matters pertaining to personal finance the authority that I go to is Marian Snow - best-selling author of "Stop Sitting on Your Assets". She talks about how to let your equity work for you, how to become your own bank, and secure your financial future. I got a lot of new ideas, and now view my money and financial management in a different way. She also tells you why your equity is your best asset, and the best strategies to employ to make the most out of this asset.

Preview the book here -- there's a lot of vital information you can't find anywhere else. I suggest too that you make a small investment on the book. It changed my total outlook on investments, mortgage, equity and personal finance.
