How do I get a list of foreclosure investment properties?

In California.
I don't want my time wasted here, so please only serious answers.

How do i get a FREE list of foreclosure properties?

The newspaper in the classified section has listing of foreclosure homes, or at least here in Georgia they do.

Here is the fatal flaw in your inquiry: Foreclosure sites, free or the ones you pay for, obtain their information from the mandatory notices that are put in the paper. Not all of these homes make it to the auction block, some are redeemed, short saled, etc.. Even those that do get auctioned may take awhile to be put up for sale. And houses that were sold a long time ago still appear on these sites. I have a client that showed me their foreclosure site page for this area, I knew for a fact that about 25% were wrong, and if I would have went through each one, I'm sure that number would have been much higher.

Lenders/loss mitigation departments/asset management agencies don't deal with private citizens, they offer their properties for sale through Realtors.

There are a bunch of Realtors that specialize in REOs. (Real Estate Owned, i.e. lender owned properties) Hook up with one in your area and what potential investment properties come your way. Whoever said some are sold in one day - whatever - not in my area, lenders typically sit on offers waiting to see if other offers come in.

Nose around in your area for a good Realtor who can put you on an e-mail list to let you know when a forclosure hits the market. Asset Managers will hire Realtors to handle properties and put them on the MLS. You just need to find "that" Realtor who will abruptly inform you. In some markets Repos will go under contract the same day. In your case call a real estate company and tell the agent to e-mail you a list of foreclosures...They have all the information on the MLS system you need for free. Good Luck to You!!
