when selling your home, can you ask for a property tax reassessment on it?

to get the appraised value they? use adjusted to take into account updates/condition of home? The homes in our area sell for 75 percent of time exactly what (to the dollar alot of the time) what the assessors page listed as the appraised value how do I ask for a reassesment? Do I need to pay for a private appraisal?
