The housing market here as slowed right down. This time last year my house was worth around £20,000 more and would have sold within 2-4 weeks. Now, it would take 4-10 weeks to sell (or so they say). I have seen houses up for sale for almost 6 months now.

Buyers market may be stronger as you may have a lower offer accepted but most people have unreal perceptions of what their house could fetch and estate agents have them hooked on this.

Hi ! I have been watching the west coast, and I have seen that a lot of houses are coming straight on at a fixed price. You may know that this is unusual, because Scottish sellers like the offers over bidding wars to get a top sale price.

Although, because I havent done any more than watching, I cant confirm for sure what this means. To me, it looks like they are forced into it for a quicker sale, which would suggest it is veering towards the buyers market.

Best to ask a west coast local solicitor. They will know much more than we do, because we can only ever guess from what we see! They will prob advise you for free, if you are keen to buy they will want your business.

Thanks )
